Repeating the Insanity - I tell ALL - see the real life example below!!

This hamster is an example of a typical "Rehabber" -  Expending tons of energy, but really not going anywhere.

Here is Road Runner! An investor who is taking that same energy and actually going somewhere - and, at record speed too!!

Beep-beep! Wake up Rehabber - it's time to "BE THE BANK"!


Of course, if you like "constant pain and aggravation" you can always be like the "Wily Coyote - Rehabber" who tries to use "JUDICIOUS CARPENTRY" in order to catch up with the Road Runner "BE THE BANK" Investor!!

 REAL LIFE - EXAMPLE:

I was communicating with a client who came to us wanting to "borrow" more Hard Money: (By the way, this conversation below is a real eye opener for the guy - he can't sign his PFC membership papers fast enough!!)

To protect the guilty, his name is "Mark."

Mark owns 4 properties in Indiana that are ALL paid off ($400k just sitting there doing nothing!) and he's only making $2,000 a month TOTAL from ALL four rental properties. (After all his expenses; pain and aggravation to rehab the properties too.)

Anyway, he came to us wanting to borrow more money to do the same thing - repeating the insanity! (he's barely scraping by now - his way!)

I jolted him by sharing the example below demonstrating how much he could really be making using the exact SAME DOLLARS by simply "BEING THE BANK" and loaning out $65K compared to his old way of "borrowing" the money in order to "rehab." You have got to see this sample BELOW - it's unbelievable!

If Mark were to sell ALL four of his properties, he would have $400k cash (And, he's trying to borrow money from us!!) Anyway, I explained to him that he could be making:

$13,650 a month utilizing that same $400k by "Being the Bank" for 6 properties at $65K each vs his old way of only making $2,000 a month total! The numbers don't lie - see the results of the real numbers below in the example - you've got to see this!!!


$13,650 a month the PFC way vs $2,000 a month his old way!


Mark has 4 deals now paying him only $2,000 a month total - but, with the PFC way, for ONLY ONE DEAL, he would now make: $2,275.00 A MONTH for each deal equaling $13,650 a month total!!!

That's 1 deal vs 4 deals - he would be making more money per month financing just one little deal vs his way of rehabbing 4 properties and renting them all out!!!

Think of all the time and aggravation that Mark would be avoiding by simply "Being the Bank"!

Obviously, MARK'S IN SHOCK RIGHT NOW, and wants to join the Club ASAP!! He also sheepishly mentioned "Well, I also have another $400k in an IRA"......OH MY GOSH! So, now we are setting him up with our Self-Directed IRA guru so that he can use that money too - to do the same thing and double his profit!

Instead of making $2,000 a month, he will then have the potential of making $27,300.00 A MONTH!!!!

That's the secret of how hard money works! Aren't you glad I told you?!

Do you see how easy it is? Do the math yourself - The numbers don't lie!! It's time to make a U-Turn and stop being a "borrower"!

It's time to "BE THE BANK"!

The same inquiry keeps popping up from former rehabbers converting to Financier/Bankers: "What is securing my money"? They ask.

I find this humorous of course. The Bank/Financier owns the DEED to the property. The borrower has the "note" and must pay it back. So, in reality, you already own the paper to the property - THE EASY WAY!

You don't have to lift a hammer and nail to get the work done - consider yourself the "contractor" so to speak. And, in the unlikely event that you have to "take back the property" - you will most likely make even MORE MONEY based on the actual value of the property!

OK, I'm exhausted now! This is just too easy! You can either own the property the hard way - the rehab way. Or, the easy way, by "Being the Bank"!
